Helping Maryland homeowners, families, and their professional advisors navigate challenging property sales with experience, practical solutions, and personalized guidance.

Selling a home isn't always as simple as putting a sign in the yard. Sometimes a property is tied to the loss of a loved one, a divorce, financial hardship, foreclosure, a reverse mortgage, or the responsibility of helping an aging parent.

I'm Dan McDevitt, President of RealVolution Homes Group and a Realtor with Cummings & Company Realtors. With more than 20 years of experience helping Maryland homeowners, I've developed a specialty in real estate transactions that require more than traditional marketing and negotiation. My goal is to help you understand your options, develop a realistic strategy, and navigate the process with confidence.

Finding the Right Real Estate Solution

There's More Than One Way to Sell a Home in Maryland

Every property and every homeowner's circumstances are different. Some sellers want to maximize their sale price. Others prioritize convenience, speed, or avoiding expensive repairs. The right strategy depends on your property, financial situation, timeline, and personal priorities.

OPTION 01

Traditional Full-Service Home Sale

For homeowners who want to position their property competitively in the open market, a traditional listing may offer the best opportunity to reach a broad audience of buyers.

Our full-service marketing approach may include professional photography, digital exposure, property tours, strategic pricing, buyer engagement, and experienced offer negotiation.

OPTION 02

Sell Your Home As-Is on the Open Market

Not every home needs to be renovated before selling. Depending on the property and market conditions, an as-is listing can attract buyers willing to take on repairs or improvements.

We can evaluate the home's current condition, estimate market value, and develop a pricing and marketing strategy that accounts for needed work without requiring unnecessary upfront improvements.

OPTION 03

Explore Cash Offers From Local Investors

Some sellers value simplicity, flexible settlement terms, or avoiding the preparation typically associated with a traditional listing. In those situations, a cash investor offer may be worth considering.

Dan works with a network of local real estate investors and can help homeowners evaluate potential offers, compare terms, and understand the tradeoffs between convenience and price. RealVolution Homes Group is a real estate team, not the investor purchasing the property.

OPTION 04

Short Sales & Financial Hardship Solutions

When a homeowner owes more than the property may sell for, or is dealing with serious mortgage difficulties, a short sale may be one potential option.

With more than 150 short sales completed since 2007, Dan understands the importance of realistic pricing, buyer qualification, lender coordination, and managing expectations throughout a complicated transaction. Short sales require lender approval, and results are not guaranteed.

The Best Strategy Isn't Always the One With the Highest Asking Price.

A traditional listing may produce a higher sale price, but repairs, carrying costs, time on the market, and transaction expenses also matter. A cash offer may provide greater convenience, but often at a lower price. An as-is listing may offer a middle ground.

My job is to help you understand the options, compare the numbers, and make an informed decision based on what matters most to you.

Let's Discuss Your Selling Options

Whether you're selling a traditional family home, an inherited property, a rental investment, or a home affected by financial hardship, RealVolution Homes Group provides full-service real estate representation tailored to your circumstances. Certain transactions may also require coordination with attorneys, lenders, trustees, or other authorized professionals.

Experience Matters

Why Maryland Homeowners Work With Dan McDevitt

When a real estate transaction involves more than simply buying or selling a home, experience and the ability to develop a practical strategy become especially important. My approach combines traditional real estate marketing and negotiation with an understanding of the challenges that can arise during major life transitions.

01

More Than 20 Years of Real Estate Experience

Licensed in Maryland and Delaware since 2004, I've helped homeowners navigate changing markets, complicated transactions, and major life events. That experience helps me recognize potential challenges early and develop realistic strategies for moving forward.

02

Extensive Short Sale & Financial Hardship Experience

Since 2007, I've completed more than 150 short sales. Those transactions have involved lender negotiations, difficult mortgage situations, time-sensitive decisions, and extensive coordination. I bring that experience to homeowners facing financial and property-related challenges.

03

Full-Service Marketing & Property Exposure

A complicated property sale still deserves professional marketing. Depending on the property and selling strategy, our approach may include professional photography, 3D virtual tours, targeted digital marketing, online listing exposure, and comprehensive buyer outreach. The goal is to position each property effectively for its intended market.

04

Strategic Pricing & Experienced Negotiation

Every property has a market, and every seller has different priorities. I focus on understanding the numbers, positioning the property, evaluating offers beyond just the purchase price, and negotiating terms that align with the seller's circumstances.

05

Coordination With Attorneys & Other Professionals

Probate, divorce, bankruptcy, reverse mortgages, and financially distressed properties may require additional professional involvement. I coordinate the real estate side of transactions with attorneys, title companies, mortgage servicers, and other appropriate parties while respecting their respective responsibilities.

06

Multiple Selling Strategies, Not Just One

Some homeowners benefit from a traditional listing. Others may prefer an as-is sale or exploring cash investor offers. My responsibility is to explain the available real estate options, help compare potential outcomes, and develop a strategy around your goals and timeline.

Real Estate Is About More Than the Property.

When someone contacts me about selling a home, I want to understand what's happening in their life, what they're trying to accomplish, and what concerns them most. Sometimes the best solution isn't the most obvious one.

My goal isn't to pressure you into selling. It's to give you the information and guidance you need to make the decision that's right for you.
